If you're looking for evidence of success in helping sellers get their homes sold in this market, look no further! I wanted to share with you a testimonial that I received from a client who recently Closed on their property--even in this market!
Documentation beats a cold, impersonal sales pitch each and every time. You want to know that we do know how to weather all the real estate climates, especially this one.
Beware of leaving the sale of your property, your biggest investment, in the hands of those who's only accolades are of what happened on sunny days, who have built their reputations on what they did during the years of the hottest sellers' market ever seen in Charlotte.
Beware of leaving the sale of your property, your biggest investment, in the hands of those who work in this business only part-time--who is going to show your home if they're at their other job and the potential buyer is in front of your home wanting to look right now!?
Beware of leaving the sale of your property, your biggest investment, in the hands of those who have no substantial marketing plan. Be certain that your agent shows you 'proof' of their plan and that they are marketing your home in the manner that procures the best results.
As I said, documentation beats the cold, impersonal sales pitch, so without sounding too 'egotistical' I'd like to share with you the testimony from our most recent happy seller. We closed the deal for our seller and are working on more! We walk our walk and talk our talk!
We have had Debe as both our Buyers and Sellers Agent over the last year and a half. When my son moved to Charlotte, she helped us search for and purchase a condo and then, when we unexpectedly had to turn around and sell the property barely a year later, we called her again!
Debe KNOWS Charlotte and does everything that she can for her clients. She researched properties well and listened and understood exactly what we wanted. When our first Offer and first choice fell through, and we could not come back to Charlotte, she found us the place we ultimately purchased--sight unseen--just from photos and trusted that she knew what we needed. It was exactly that--a wonderful condo, actually BETTER than the one we first attempted to purchase!
When our son left his school to move to one closer to our home, Debe helped advise us about the market and preparing it for sale. We followed her lead, and suggestions on decluttering and 'staging' with plants, etc. and received an Offer in TWO DAYS! As we contemplated taking it (the buyer had some conditions), she continued to market it and we received a second Offer and were under Contract in one WEEK!
Debe helped us with everything--even had resources for minor repairs if we needed it after the inspection. On one occasion, we had to leave trash days before pick-up and she actually arranged for someone to come by and put it out for us!
We can't say enough about Debe. She is a whiz at handling transactions long-distance, knows her market and is very, very professional. We really lucked out when our original agent had to cancel our appointment (at a different agency) and gave us to Debe as clients. Her marketing skills are top-notch--She obviously LOVES what she does and does it WELL!
